Efficiency measurement of real estate investment trusts traded in BIST with data envelopment analysis and Malmquist total factor productivity index

Purpose- The aim of the study is to measure efficiency real estate investment trusts traded on BIST with data envelopment analysis and Malmquist total factor productivity index. Efficiency were measured using Data Envelopment Analysis approach, both whose application fields have grown recently. Methodology- index used analyze changes in 20 operating 2019–2020–2021, as well reasons for these changes, axis variables such current ratio, leverage long-term debt-to-asset short-term equity-to-asset return assets, net profit margin, gross margin. Findings- results show that 8 companies are relatively efficient according their CCR technical values been identified; ALGYO, AVGYO, HLGYO, MRGYO, MSGYO, PAGYO, RYGYO, SNGYO. It has observed effective an output-oriented way over past three years. Conclusion- firms below limit need take a few things into account, results. They alter input reach higher level efficiency. anticipated all findings will support decision-making investors who considering investing companies.
